You have your own research team within Property Club. They are specialists with an eye for detail.
Our Property Researchers are investors themselves, and while they are legally obliged to hold Real Estate licence qualifications, they’re concern is to find the best investment options for our members.
The Club’s Property Research team has around 30 full time researchers. They seek out areas that promise long term capital growth and drill down to find the hot-spots and quality rental property in those areas.
Each property is subject to a comprehensive analysis before it’s considered suitable for our members. Most people wouldn’t even think to look at the issues that our Researchers do.
Research is a time consuming job – that’s why go-it-alone investors don’t do it or even know how. Here’s some of the processes our Club Researchers do for our members:
Meeting with developers and builders to obtain floor plans & site plans, build timing, construction details, finishes and pricing, negotiating best prices and bonuses for Club members.
Obtaining independent valuations, checking pricing trends and rental demand, and verifying realistic rents.
Obtaining written evidence on all aspects of the property and documenting it in a Property Profile, supported with additional documents, plans, photos, rent appraisals and body corporate information on our Memberlink website.
Monitoring the construction of properties under construction along expected timeframes, liaising with the builder and providing regular updates to our purchasing members and their Branch Manager.
Assisting you and your Property Guide to view the property prior to purchase, providing assistance to the Club’s Inspections Department to ensure quality control of new properties and liaising with the developer to ensure everything is ready for settlement.
You’re unlikely to ever find a real estate agent who’ll give you as much information as Club Researcher’s provide with each listing. A Property Profile is a detailed guide to help you choose a suitable investment property. Everything you need to make an informed purchase is at your fingertips, other than inspecting it yourself.
Choosing a property in an area you’re not familiar with is aided by location information in each profile.
All selected properties are listed on our member’s website, Memberlink, for all finance qualified members to access. Property Profiles highlight every aspect of the property, its location and history.
Each Property Profile includes:
- detailed location appraisal, including planned local or state government development,
- history of property sales in the area,
- rental history,
- agent appraisals on achievable rents (or current lease details),
- construction appraisal,
- rates, body corporate and other identifiable costs,
- floor plans & site plans,
- internal features and inclusions,
- multiple internal and external photographs,
- location maps showing proximity to desirable amenities
- additional bonuses for Club members
Your Property Mentor or Branch Manager can answer your questions. In many cases, your Branch Manager has seen the property or area themselves and can give you further insights.
Property Assessment Reports
As much as we trust our Property Researchers, we don’t just leave it there. Each property is reviewed by a panel of experienced investors, evaluated against a long checklist of features and rated in a Property Assessment Report or Star Report.
The panel will compare it with other similar properties sold in the area and give the Club Property a star rating from one to five based on:
- Construction and style
- Street aspect and traffic noise
- Proximity to shopping, transport and employment
- Rental returns and comparisons
- Complex and property amenities
- Cash flow – expected costs
- Wow factor – that little something extra that gives this property an edge
